This approximately 29,900 SF roof replacement project took place at Marcotte Ford in Holyoke, Massachusetts. It included two of the buildings on their campus – commercial parts building (11,000 SF) and the commercial truck center (18,900 SF).
On the commercial parts building, they had an existing metal roof. Our commercial roofing team flute filled inside the ribs of the metal roof, with a ½” coverboard on top of that, and mechanically attached a 60-mil Johns Manville Rhinobond TPO membrane. Because of the pitch of this roof and the approximately seven bay doors around the building, we installed snow rails to prevent ice from falling on any occupants of the building or vehicles going in and out of the doors.
We also worked with a mechanical contractor as they were installing three brand new HVAC units, which coincided with the roof replacement process. The existing gutters were able to be reused from the existing commercial roofing system so we did not need to install new gutters or downspouts. We completed this portion of the project in about five days and then moved on to the commercial truck center.
On the commercial truck center, whenever our team was on the commercial parts building, a microburst swept through the area. This caused severe wind damage to the integrity of the commercial roof system, blowing off shingles in several areas of the 18,900 SF steep slope roof. With the satisfaction on our first project with Marcotte, we were contacted again to inspect this roof. We encouraged them to first contact their insurance on the weather event, detailing what had happened.
After consulting with their insurance company, we ended up doing a full roof replacement of the roof on their commercial truck center. Our team tore off the existing roof system and installed a new ice and water barrier, synthetic underlayment, and a new 30-year, GAF Timberline HDZ black architectural shingle.
The customer came away very satisfied with both projects. “Every day, we got a daily log update, what they’re doing, pictures up there. They kept us updated on what was going on the whole time. It was just a nice, smooth, professional, well setup, kept us on the timeline,” said Mike Marcotte, President of Marcotte Ford. “We were able to stay operational, which was huge for us.
