This 17,000 sq. ft. project involved a little shopping center in Grapevine, Texas, located near the DFW Airport. The pre-existing modified bitumen roof system had numerous roof leaks and reached the end of its serviceable life.
This 17,000 sq. ft. project involved a little shopping center in Grapevine, Texas, located near the DFW Airport. The pre-existing modified bitumen roof system had numerous roof leaks and reached the end of its serviceable life.
Instead of just doing a roof recover, the property owner decided to start all the way over and tear off all the way down to the deck. With this commercial roof, our crew navigated a great deal of piping, conduit, curbs and HVAC units on the roof. We worked with a mechanical HVAC subcontractor to assist us in raising up gas lines so we could roof underneath all the mechanical equipment on the roof, ensuring a very clean install of the new roofing system.
After removal of the old, modified bitumen roof system, our commercial roofing team installed a Johns Manville, 2-Ply Modified Bitumen System with R-25 Iso. New pipe supports were installed under all gas lines, as well as 24-gauge, prefinished gutters and downspouts. Furthermore, we replaced the pre-existing wall mounted ladder with a new O’Keeffe’s ladder.
Working with shopping centers is always unique due to the multiple tenants involved throughout the life of the project. We ensured that they maintained normal operations throughout the life of our project with constant communication on daily operations from our project superintendent. Overall, the project turned out very nice and the property owner was very satisfied with the completed work.
